Aluminium pergola Louvers:

• Color should match the elevation color palette, not the aluminium openings.

Water Meter Location:

• The water meter should be located directly on the fence or inside the corridor, not to exceed 50-70 cm from the street. (Note: always prioritize the first option as much as possible.)

Electrical Socket & Plugs:

• As much as possible, the heights of the door handles, switches, thermostat, and similar items should be aligned at the same level

Stone elevation installation:

• To use mineral wool / Rock wool instead of iso board (XPS) as a packing.

• Horizontal joint to be 1-2mm.

• Vertical joint to be 0 joint (option 1)

• In case the stone type appears matching and the pattern is staggered; then vertical joint to be 1mm.

• All stone description to be Cut to size, Vein match.

• Please ensure the description is accurate. A stone groove is not the same as a stone gap. A gap refers to a void, while a groove is a carved indentation in the stone.

Motorized curtains & black out:

• Size of the motor to be taken in consideration with the size of the cove.

• Try to incorporate blackout features into the design, as this may make it easier for the client to approve, rather than using shutters.

Mashrabya Elevation:

• As a design, Fixed frame of the material (Brick / Stone …etc) is required and voids of mashrabya after the frame.

External paint:

• External paint to be Aplica

Glass handrail on façade:

• At least 1-meter height tempered glass (not laminated).

Wall skirting:

• To use Aluminium T section (customized). Skirting height 1 cm and depth 1.5cm

Electric Car Charger:

• In design, use one electric car charger for every three cars, unless the client requests additional chargers

MEP service & Parapets:

• Ensure that all MEP services, including the ventilation fan, are concealed from view above the parapet to maintain the visual integrity of the building's mass

Handrail:

• Preferred unifying the handrail heights both internally and externally to ensure alignment and continuity.

• Height of internal handrail must be min. 90cm – 1m and height of external handrail must be min. 1m – 1.2m (as per exterior alignment).

Aluminium pergola louvers:

• Standard Pergola are 50mm x 150mm Aluminum tubes.

Electrical Points:

• Regarding the home number or the plot number, electrical point. All projects after finishing, the clients request a backlit number for the home. Please, we have to consider the point and the location on the drawings.

Staff Bedroom:

• Keep 50 in front of a window, and locate the curtain's location.

• Keep 90 cm in front of the wardrobe.

• Use a bigger bed block wider than 90 cm.
