Gutters:

• Ensure gutters throughout the project look neat with minimal supports.

• Gutters should be covered with a stone finish.

• Follow the latest detail to use a PVC body with double angles fixed on. Stone should cover the flange and minimize the gap to 1cm.

• Should be specified in the BOQ as a double angle fixed on PVC body without mentioning “custom made” phrase to avoid the over price.

• There's no need to add an extra gutter outside the main aluminum doors, as we can rely on the built-in drainage system within the aluminum profile, combined with the sloped outdoor flooring, to manage any excess rainwater.

Aluminium pergola Louvers:

• Color should match the elevation color palette, not the aluminium openings.

Lighting:

• In lighting selection, ensure the size of the lighting fixture above the ceiling does not exceed 7-8 cm.

• Ensure that the strip light is continuous and not interrupted by any objects or obstructions that cause it to appear, stop, and then appear again

• The LED should be concealed, with the main goal being that the light source is not visible.

Electrical Socket & Plugs:

• As much as possible, the heights of the door handles, switches, thermostat, and similar items should be aligned at the same level

Motorized curtains & black out:

• Size of the motor to be taken in consideration with the size of the cove.

• Try to incorporate blackout features into the design, as this may make it easier for the client to approve, rather than using shutters

Wall skirting:

• To use Aluminium T section (customized). Skirting height 1 cm and depth 1.5cm

Mashrabya Elevation:

• As a design, fixed frame of the material (Brick / Stone …etc) is required and voids of mashrabya after the frame.

Electric Car Charger:

• In design, use one electric car charger for every three cars, unless the client requests additional chargers

MEP service & Parapets:

• Ensure that all MEP services, including the ventilation fan, are concealed from view above the parapet to maintain the visual integrity of the building's mass

Handrail:

• Preferred unifying the handrail heights both internally and externally to ensure alignment and continuity.

• Height of internal handrail must be min. 90cm – 1m and height of external handrail must be min. 1m – 1.2m (as per exterior alignment).

Aluminium pergola louvers:

• Standard Pergola are 50mm x 150mm Aluminum tubes.

Door frame / plaster cracks:

• To minimize / control the crack that could happen between door frame and plaster, follow below detail.

Louvers:

• All louver doors should have a handle (full height, matching the louver) on the pulling side, along with a hidden or deadbolt lock as per approved mock up.

Window sill:

• Window Sill slope shouldn’t be less than 2%
