Generator:
Location to be studied with maintenance requirements in mind (ensure all elements can be dismantled and lifted with a crane without disturbing the client
inside the house).
Even if the client requests a small generator, it must cover all types of kitchens and cold stores (anything with a fridge).
Wall Types:
In working drawings package, draft blockwork accurately with suitable hatching to define the type. Draft the Gaps between walls.
Use 100/150/200/250mm wall Thk. Avoid 300mm Thk by using double 150mm back to back or 100mm+50mm gap+150mm, etc and follow the same concept
If possible, avoid 100mm white block.
Use white block on the building silhouette/perimeter due to its heat consumption properties, where suitable (in areas without cladding or wet areas..etc)
Wet areas should be in CMU (Concrete Masonry Units).
For areas where the designer needs to extend pipes or elements inside the wall, use CMU up to 120 mm height, then complete the rest of the row with white block.
Consider other types of walls, such as block insulated walls, substructure walls, wood walls, etc.
Replace the blocks with concrete around the window on all four sides for improved fixation and insulation.
Water Meter Location:
The water meter should be located directly on the fence or inside the corridor, not to exceed 50-70 cm from the street. (Note: always prioritize the first option as much as possible.)
Outdoor steel door:
Concealed sub-frame is required. Pivot doors are option (1).
Sink Zone in wash rooms:
The wash mirror should have a frame around its edge, fixed to the mirror, to create the appearance of a 2 cm recess, without affecting the light behind the mirror.
Finishing control reference:
A new sheet will be added to each project, featuring the necessary finishes along with reference pictures as a control sheet.
Entrance doors:
A full design of the entrance doors – including the handle - must be implemented in the Working Drawings package.
Staff Bedroom:
Keep 5 cm in front of a window, and locate the curtain's location.
Keep 90 cm in front of the wardrobe.
Use a bigger bed block wider than 90 cm.
The staff room requirements need to be verified:
All beds must be 2 meters long.
There should be a minimum of 45cm space between beds.
The location of the curtains needs to be confirmed.
The placement of the wardrobe opening should be checked.
Window Opening:
The window/opening position should be verified in the tender (whether it is flush with the wall or recessed by 10cm).
Swimming Pool:
The swimming pool is equipped with both heating and cooling systems, especially if the tanks are located on the roof.
Equipment:
The mechanical equipment should be drawn to scale based on the largest brand to ensure proper coordination.
General Notes:
The client needs to decide whether the show kitchen, pantry, or kitchenette should be powered by gas or electricity.
A separate route/line for the gas pipe is required for the necessary spaces on the second floor or higher.
